Financial Protection & Value for Money

Our contracts provide maximum protection and value for money for you as the owner. We use an independent Quantity Surveyor (QS) to estimate the likely cost of the works who then becomes directly liable to you for the advice given. We provide advice to the QS, in consultation with your architect, on appropriate allowances, costs and overheads as required to make the estimate as complete as possible. The result is an independent cost-estimate up-front that you can rely on, without unnecessary contingencies built in that would likely end up in a builder’s pocket.

An A&A Construction cost plan provides a realistic up-front budget because our building fees are calculated as a fixed percentage of the QS’s Estimate of Probable Cost. This significantly reduces the potential for disputes and removes the underlying incentive in a typical cost-plus contract for the builder to increase the cost of the works.

Transparent budgeting

Collaborative building is about a shared state of mind between all parties. That’s why we share every bit of bookkeeping, from quotes to invoices, to ensure you understand every part of the project. We won’t surprise you with hidden costs because it’s vital to keep you informed the whole way.

As the project proceeds, any update to the budget is based specifically on quotes obtained and costs incurred. A detailed printout of all costs will be provided with each budget update along with copies of all invoices so you can always be confident you’re getting what you’re paying for.

Disciplined project management

Dane Andrews coordinates all aspects of the building process with a level of discipline and attention to detail that can only come from years of high-level military training in contract and personnel management. As a Captain in the Royal Australian Army, Dane served in the RAEME - Royal Australian Electrical and Mechanical Engineering corps – where he gained extensive experience in leadership, project management, as well as construction legislation and regulatory compliance.

Complete building services

A&A Construction take care of all the building services to achieve your desired outcomes. We will manage the entire building process, from demolition through to landscaping, including (but not limited to);

 -       Managing compliance with DA conditions relating to construction
-        Obtaining and maintaining insurances and other site related approvals
-        Liaison with authorities where required
-        Managing Workplace Health & Safety requirements
-        Arranging labour and materials sourcing and acquisition
-        Obtaining quotes and manage trade contracts
-        Setting out the works
-        Oversight of the progress of the works to maintain quality

-        Liaison with the Certifier and other consultants to obtain statutory inspections/certificates

Choose your level of involvement

The level of involvement you want in the project is totally up to you and can be adjusted as your circumstances do. Enjoy the confidence that the team you have engaged is more than capable of completing the project successfully with or without significant involvement or oversight from you. To help inform your decisions along the way, A&A Construction will provide expert advice and opinions on likely design, performance and cost implications. Where requested we can also provide assistance in the selection of details such as fixtures, fittings, tiles, colours, carpets, and materials.

Flexible contracts

Traditional fixed-price contracts are, in fact, not really fixed-price at all. This type of contract can leave the owner exposed to extra costs on any matter the builder decides to claim as a ‘variation’, including unforeseen ground conditions, latent defects and changes to statutory requirements. The owner will also be at the mercy of the builder to a large degree when it comes to the pricing of variations. Our contracts allow flexibility without cost penalty and no arguments about the cost of variations.
